The meeting was called to order at 7:03pm and all Board members were present.

Boundary Line Adjustment for Susan Spellman at 285 Tunnel Hill Road
This application was represented by Everett Quackenbush from Clark Engineering.

Mr. Quackenbush said this was always 2 parcels and 2 deeds. This is currently 2 lots which adjoin. Lot 2 already has an existing house and another structure on it. After the BLA, there will be structures on each parcel. The trailer which is on lot 2 is near the property line but will remain in the same location. The Board felt it was grandfathered since it has existed there for a long time. Ron said according to the new Zoning Law, the trailer would be considered an accessory dwelling. Mr. Quackenbush said the purpose of the BLA was to sell lot 2. Lauree questioned whether this was a legal lot since it was only 2 acres and felt it had to be 5 acres. Ron said a 2 acre parcel is fine in this location and after 450 feet back from the road, it would have to be 5 acres.

Ron asked the Board what they thought about the BLA. Ian said he saw no problem with this. Pierre wants it run by the lawyer to see if it is grandfathered. Ron said if someone wanted to replace the trailer, they can with the same footprint. Pierre feels if a new lot is created, then it is non conforming. Pierre also thinks the trailer should come out. Ron said these parcels already exist and the BLA would make the lots more conforming.

After discussing this the Board feels it would be better to have the Town Attorney look over the map to see if the trailer is grandfathered.

Outstanding items:
1. Need acreage for each parcel. The total of 7.77 acres is shown but the acreage is not
broken down per parcel.

2. Ron will talk to the Town Attorney about the trailer.

3. There is the option that the applicant could remove the trailer.

Ron stated the applicant is taking a non conforming lot (with 3 houses) and making it more conforming by only having 2 houses.

Tabled until May.

Mrs. Blass said they want to merge the parcels for tax purposes. One parcel is 1.43 acres

with a hunting cabin on it and the other is 111 acres of wooded land only.

All of the paperwork was in order- the pinning letter, notarized letter from Mr. Blass to allow Mrs. Blass to represent this application and the check.

Driveway change for Sandra Beer and Jens & Spee Braun at 217 Bradley Crossing Road

The reason this is before the Board is because this driveway is part of previously approved subdivision. The previously approved driveway’s location will be changed.

The Brauns and Ms. Beer own the property together. This was lot #4 of the subdivision, a 2 acre parcel. The previously approved driveway was very steep and they would like to relocate the driveway for a better sight line. The Highway Superintendent said this proposal would be a better location.

Ms. Beer said this location would be about 200 feet from where she wants to build her house. She stated she will probably only make a walking path from the driveway location to her house.

1. Lauree told the Board she had gotten contact information for the Board members from the Town Clerk and created a list. She asked for email addresses.
2. Lauree said there was a training session on April 28th on Groundwater Resources at Columbia Greene College.


There was no additional business brought before the Board.
